The tenant/s may issue a Notice to Remedy for any breaches of a residential tenancy agreement. A Notice to Remedy will state clearly the reason for the issuing of the notice and any action which must be taken by the lessor, to rectify the situation, and the time frame in which that action must be taken.
Action to terminate this agreement will be taken if a further breach of the same nature occurs before rectification action is taken by the lessor. If a breach of a different nature occurs, a Notice to Remedy will be issued against that particular action, and viewed as a second breach.
Action to terminate this agreement will be taken if a third breach of this agreement occurs, even if previous breaches in respect of which warnings have been given are rectified.
