The Office of Rental Bonds is responsible for the receipt and management of Residential Tenancy Rental Bonds for the Australian Capital Territory. The agent/lessor is required to lodge any bond with the Office of Rental Bonds. The Bond can be any amount not exceeding four weeks rent. Agents/lessors must give the tenant (or boarder or lodger) a receipt as proof of payment of bond. Tenants frequently move from one property to another. A simple way of paying a bond on a new property is to transfer an existing bond to the new premises the tenant is moving to. Before a transfer can take place the new agent/lessor and the tenant needs to reach an agreement to have the bond paid this way. Agents/lessors or tenants can make an application to the Office of Rental Bonds to have the bond refunded. An application for refund of the bond is usually made after the completion of the tenancy however, under certain circumstances, applications can be made before a tenancy has been completed.
